Do you want to know what else was hot? Yesterday’s Brokers Open starring Kathleen Rollins of Village Settlement, Inc and Laurent Berman of Eagle Bank.

Cars lined the street, brokers and agent talked shop, and an enormous spread of food was served. If you missed this one, pick yourself up and wipe the tears away, because we can promise there will be others. Stay tuned and thank you to all who made this event such a great success!

What’s the news at Haverford Homes?

We recently put out our Value Added Standards Presentation which we are very proud of. This is a great tool for those of you in the new housing market. Many of the products we use standard at Haverford Homes, are hidden behind the walls to protect you and your families largest investment. Let it be known that these items can be stripped completely in order to curtail cost. We strongly advise that you take this with you when your shopping for your next home. Even if you don’t buy with us, you’ll be happy you have it in hand.

Major Yardage…..

You have spoken, and we have answered with the expansion of our yards at Piscataway Landing. Here are few pics of today’s progress behind lots 46 & 47B. The goal here was to give the customers a useable lot with lot’s of flexibility. We put a plan together to expand the lots, and regrade the yard to create additional functionality for the customers. Now, things like pools, decks, and creative landscaping features can be easily done with the right approvals. We’ll have more pictures shortly of the finished product! We’ve also posted some pictures of the entrance monument which is being painted today. Enjoy.

Entrance Monument Complete at Piscataway Landing!

We are putting the final touches on our newest entrance monument feature at Piscataway Landing. We have had great success in our first few months of our opening, and currently have 5 remaining lots in the first phase which has a total of 17 lots. We have had a great draw of traffic from those “large lot lovers.” It’s quite a natural response, considering we are one of the only builders in Prince George’s County building and developing 1-2 acre lots starting in the high $300′s. If you haven’t yet visited, it’s worth a trip! Jack Lightner (our Production Manager), may even have one of his famous banana breads waiting for you in the model home….-)

Haverford Homes at Piscataway Landing Update 2.18.11

Have you seen Piscataway Landing lately? Our Land Development Director Stephen Gunn gives us a quick update on sales, landscaping, and the overall progress of the Community (see short video below). We now have all underground utilities complete, and have gone “green” with our new infiltration trenches which control water runoff. The Spring Market has officially arrived! Over the last week we’ve had multiple sales across the County. Our lenders are advising us that the rates are slowly rising as the economy regains confidence. Many experts say that the buying opportunities are now.  In fact, some would say to make a move now, before the sellers cut back on the sugar that make the deals so sweet.

Other issues must be taken into consideration, as well. The process of buying a foreclosure can take weeks longer than traditional negotiations. This is simply the nature of the beast. A foreclosure is a legal process. A foreclosure also mean you must buy title insurance. According to CBS money watch, “A title search will pick up errors before you sign the check and protect you if something was overlooked. In the unlikely event that a former owner returns to challenge the foreclosure, the insurance company will defend you.”

Foreclosed houses also warrant very close home inspections. There have been horror stories of new owners finding cement poured down drains by the disgruntled evicted. Be sure to see the house for yourself before you sign on the dotted line. And have a licensed professional carefully examine the home.

Even if the property hasn’t been purposefully vandalized, many foreclosures need extensive repairs. A home may simply have been neglected and older homes require updates and normal upkeep. Budget carefully as you assess how much work the property will require.
